Interior and exterior upgrades and improvements to occur at Annen Woods, Hallfield, Hampton Manor and Tuscany Gardens Apartments in Baltimore County encompassing nearly 1000 units
BALTIMORE, MD (June 17, 2019) – Peak Management, an affiliate company of Hill Management Services, Inc., has initiated a $4.3 million, multi-year renovation and improvement strategy that will impact nearly 1000 housing units situated within four apartment communities located in the greater Baltimore County marketplace. The communities are Annen Woods in Pikesville; Hallfield Apartments in Perry Hall; Hampton Manor in Cockeysville and Tuscany Gardens in Woodlawn. The program will focus on interior and exterior upgrades of the apartment homes, as well as community amenities and operational features.

Improvements at Annen Woods will focus on the installation of granite countertops, stainless steel appliances, vinyl plank flooring throughout and gooseneck faucets in the kitchen area. Peak Management has also completed a major overhaul to all windows and patio doors. The fitness center has been updated with new equipment and interactive television monitors and the playground and dog park have received new equipment. Peak Management has rounded out the improvements to the community by adding a custom designed stone grilling pavilion. The community is located at 1 Harness Court.
Hallfield Manor will also be the recipient of granite countertops, stainless steel appliances, vinyl plank flooring throughout and gooseneck faucets in the kitchen area. Additional upgrades will include new Shaker-style cabinets and bathroom vanities, new light fixtures, and light sensors, as well as the replacement of the common area carpeting with commercial grade luxury vinyl plank flooring. The community on Heathrow Court has received enlarged balconies with sizing increased to 6 x 10 feet.
Similar improvements will be incorporated within Hampton Manor, a community situated at 229 St. David Court, highlighted by the installation of granite countertops, stainless steel appliances, vinyl plank flooring, and gooseneck faucets in the kitchen area. All interior doors have been upgraded to panel-style to create a modern and updated appearance. The new fitness center includes cardio equipment with interactive television monitors and the playground and dog park have also received new equipment.
New granite countertops and stainless steel appliances will be installed within all units at Tuscany Gardens, as well as vinyl plank flooring, panel doors, and gooseneck faucets in the kitchen. The balcony railings will be replaced with a modern version and the roofs throughout the community are currently in the process of being replaced. Exterior upgrades for the community at 1600 Cantwell Road include a new grilling area and updated playground equipment. Several future projects are planned to include outfitting the community center with modern equipment and a new outdoor entertainment area will be incorporated adjacent to the swimming pool.
Improvements scheduled at all four apartment communities include the installation of two USB outlets at each apartment unit to facilitate the charging of electronic devices, upgraded light fixtures including LED lights to improve energy efficiency, and exterior landscaping upgrades.
“During our conversations with existing residents to understand what is most important to them, we uncovered the need for individual property apps which we are creating,” Rosier added. “Upon completion, this feature will simplify the process for creating service calls and for our personnel to respond, as well as providing an easy mechanism to learn about news and events at the community.”
